John Ott started JPO Project Consulting after working for two global Project Management / Construction Management corporations. With 30+ years of experience, “OTT” isn’t just a name, but a promise to deliver “Over The Top” performance.

John identified a need for an experienced, smaller firm that provides a tactical project management solution for retail, hospitality, medical, and senior living ownership groups. JPO Project Consulting is not driven by meeting sales goals or profit margins – We are driven by delivering meaningful project outcomes.

INDUSTRY: Senior Living

SERVICES PROVIDED: Disaster Recovery and Project Management

LOCATION: Orlando, FL

PROJECT DURATION: 4 months

BUSINESS CHALLENGE

  • Manage vendors to repair damage by broken sprinkler line on three floors of occupied senior living community
  • Manage budgets and scopes of work by multiple vendors
  • Assure proper accounting – ownership vs management vs insurance claim
  • Work with on-site leadership to repair vacant rooms and increase occupancy rates

  • Completed On-site inspection and assessment within 3 days of notification by ownership
  • Reviewed vendors scope of work for thoroughness and alignment with ownerships’ expectations

BUSINESS CHALLENGE

  • Update, complete and verify missing data from capital planning tool
  • Collect data points for MEP, Fire Life Safety, Vertical Transportation, and equipment necessary to avoid business interruption
  • Conduct site visits to multiple locations to provide data for year end budget planning

JPO SOLUTION

  • Coordinate with head of engineering at Park Hotels and Resorts to identify sites requiring site visits and review of missing data
  • Schedule with each properties director of engineering to gain access to all BOH equipment
  • Conduct pre-visit call with property director of engineering to discuss any specific areas of concern and review existing data
  • Collect data onsite and capture data and pictures using iPad
  • Review all data and clarify questions with appropriate team member
  • Submit data to Park Hotels and schedule review call to answer any questions

INDUSTRY: Healthcare

SERVICES PROVIDED: Site Development & New Buildings Project Management

LOCATION: Cincinnati, OH

PROJECT DURATION: 12-18 months

BUSINESS CHALLENGE

  • Create campus with housing to accommodate patients receiving new proton radiation therapy
  • Construction 12-15 units on hospital campus in suburban Cincinnati
  • Engage vendors with multifamily / hospitality housing experience
  • Secure all local approvals for PUD modifications

  • Utilize JPO experienced architects, civil engineers, designers to develop programming that meets project objectives
  • Estimate and validate vendor budgets and schedules, manage and track throughout project
  • Manage and track all pre-construction activities required to meet ground break target

  • Partner with client’s development and construction team to assure compliance with required health and safety standards

LOCATION: Baltimore, MD

PROJECT DURATION: 5 months

BUSINESS CHALLENGE

  • Replacement of FCU’s in 50% of rooms (@250)

  • Coordinate all engineering vendors, contractors and BMS providers
  • Manage scope creep and assure commissioning of all systems

  • Review proposed schedules, work with GM to manage rooms out/in service
  • Participate in weekly calls, manage resolution of issues, review budgets, proposed C/O’s for approval or denial
  • Resolve air in system with engineers, install recirc pump to maintain line pressure
  • Update regular project reporting, close out project

LOCATION: Arizona & Texas

PROJECT DURATION: 9 months

BUSINESS CHALLENGE

  • Provide turnkey solution for the installation of 125 digital menu boards
  • Menu boards provided by client
  • Assure compliance with client standards

JPO SOLUTION

  • Create schedule based on permitting due diligence
  • Identify sites with minimal permitting obstacles and complete “low hanging fruit” sites first
  • Survey all sites and create site plan for approval by client
  • Track and manage permitting by AHJ.  Provide any additional drawings required to gain permit. Scope of work included electrical, low voltage and foundation installations
  • Complete installations and secure all final inspection cards and submit with closeout package
  • Pre-defined pricing by distance from building – providing budget management to client

  • Verify key pre-construction milestone dates that change frequently
  • Provide leadership with accuracy in pipeline construction & opening dates
  • Create documents and process to minimize risk to schedule and scope

  • Consolidate existing data from multiple tracking tools, into a single tracking tool
  • Develop a comprehensive SIR that identifies potential risks to schedule and scope
  • Identify construction turnover  dates that provide quarterly level loading opportunities for developers, GC’s and Architects
  • Conduct regular calls with developers and key stakeholders to validate dates and proactively address possible obstacles to meeting opening dates
  • Review all BTS and relo’s site plans, completed SIR’s, geotech’s and due diligence for compliance with Tractor Supply requirements

SERVICES PROVIDED: Refresh Roll Out Program

LOCATION: 120+ National Locations

PROJECT DURATION: 6 months

BUSINESS CHALLENGE

  • Complete refresh program of 100+ stores
  • Scope of work included interior painting and signage/décor replacement
  • National footprint – multiple vendors

  • Develop schedule and communicate with store managers
  • Conduct weekly check in calls with signage and painting crews to assure QA/QC
  • Create punch list sign off document for store managers to complete
  • Facilitate vendor payment applications – approve and process and submit to PetSense for processing
  • Resolve outstanding punch-list items through completion
